A playbook that's actually yours.

No two playbooks look the same. That's the point.

Standard playbooks come with the platform and they are the same standard playbooks everybody else has. Ten weeks turns yours into something built out of your own judgement, which is the only input nobody can copy.

Guided builds a playbook around your business specifically, not a template everyone gets.

Defaults get everybody to the same place.

A playbook is what your Selfe works to. What always gets said, who a room or a range suits, how far it may go on its own before it stops and asks. The standard ones are good, and they are good in exactly the same way for everybody.

Two businesses running identical defaults hand an agent the same shape of answer, and the tie gets broken on price, because price is the only thing left that differs.

Your own judgement is the one input with no default. Nobody else knows the top floor is the one worth paying for, or that the blue sells to a different person than the green. Ten weeks gets that out of your head and into something your Selfe can act on, and every improvement to the platform lifts the standard playbook for everybody at once, which widens the gap rather than closing it.

What is in one.

Your judgement, in a form your Selfe can apply without you being in the room.

Ground rules.

The claim you will not make, the word you will not use, the thing best discovered on arrival.

Who each thing is for.

Held against the line, the room or the table itself, so matching is not done backwards from price.

What may be agreed alone.

The terms and the movement on price your Selfe can settle, and the point past which it stops.

The awkward exceptions.

The range that cannot go to Northern Ireland, the one cottage with no parking, the Tuesday the kitchen is shut.

Why each of them.

The reasoning kept beside the rule, so it can be changed in two years without breaking anything.

Your standard playbook gains an opinion.

The defaults are running and already selling. What the ten weeks add is a layer of your own judgement over the top of them, rule by rule, at the points where a default would otherwise have guessed.

Nothing gets thrown away in the process. Most of the standard playbook survives untouched, because most of it is right for you as well as for everybody else.

What widens is the set of questions where an agent buys from you because you were the right answer, rather than because you happened to be an available one.

How much of our time does this take?

An hour a week for ten weeks, and some thinking in between that mostly happens while you are doing something else. Nobody is asked to clear a diary.
